1. About us
These terms apply to bookings made directly through this website for short-term holiday accommodation. Please replace this paragraph with your trading name, business address, and contact details.

2. Making a booking
A booking is confirmed once payment has been taken and you have received a confirmation email with your booking reference. The person making the booking must be at least 18 years old and is responsible for the conduct of everyone in the party.

3. Prices and payment
Prices are shown in pounds sterling. The full price is charged at the time of booking unless stated otherwise. The price shown at checkout is the price you pay.

4. Guests and use of the property
The number of guests must not exceed the maximum shown for the property. Guests must respect neighbours, house rules, and quiet hours, and leave the property in a reasonable condition.

5. Check-in and check-out
Check-in and check-out times will be given in your confirmation email.

6. Damage and liability
Guests are responsible for damage caused during their stay beyond fair wear and tear. Nothing in these terms limits liability for death or personal injury caused by negligence, or for fraud.

7. Cancellation
See our Cancellation Policy. Cancellations are made through the manage-booking link in your confirmation email.

8. If we have to cancel
If we must cancel your booking we will refund you in full.

9. Complaints
Please contact us straight away if there is a problem during your stay so we can put it right.

10. Governing law
These terms are governed by the laws of England and Wales.
